Checklist for Monitoring Buildings and Mechanical Systems

Meters, and Apps

To gain powerful insight into your buildings, keep these items in mind for your projects.

Network

  • Multiple network connections in the same room as the electrical panels
  • Network provided by
    • Tenant(s)
    • Building owner

Installation

  • Space available in mechanical room for an enclosure or two - surface mount / flush mount
  • Licensed electrician for electricity meters (allow 2-3 hours per electrical panel)
  • Low-voltage installer or electrician for sensor wiring (completed before walls are closed up)
  • Plumbers for flow meters
  • Installers have wiring diagrams, installation manuals, and specifications
  • Installers record serial numbers on supplied registration sheets
  • Upon completion, data sending to the internet

Wiring for Sensors

  • Required for most air quality, humidity and temp sensors
  • If possible, provide access points to wiring runs for troubleshooting
  • CAT5 or better is best for most situations - confirm to be sure

Flow meters

  • Install them on a straight section of pipe
  • Ideally provide a bypass for easy maintenance

Thermostats

  • Require power
  • Located within range of a gateway
  • Does the HVAC unit have its own thermostat? It will not work with most monitoring technologies

Software Access

  • Building owner
  • Tenant
  • Builder
  • Architect
  • Others
